000.00, dated August 26, 2019, and recorded as Instrument Number 190001242 in the Buckingham County land records. The appointed Substitute Trustee will offer for sale at public auction in the front of the Circuit Court building for Buckingham County, 13061 W James Anderson Hwy, Buckingham, VA 23921 on August 11, 2026 at 3:00 pm. The property described in said Deed of Trust, located at the above address and more particularly described as follows:
ALL THOSE CERTAIN TRACT OF PARCEL OF LAND WITH IMPROVEMENTS THEREON AND APPURTENCANCES THEREUNTO BELONGING, SITUATED IN JAMES RIVER MAGISTERIAL DISTRICT, BUCKINGHAM COUNTY, VIRGINIA, CONTAINING TWENTY-EIGHT (28) ACRES, MORE OR LESS, BUT DESCRIBED AND CONVEYED IN GROSS BY BOUNDARY AND NOT BY THE ACRE, SAID LANDS FRONTING ON VIRGINIA SECONDARY RT. #737 (WARMINSTER CHURCH RD.) AND BEING BOUNDED ON THE SOUTHEAST BY THE LANDS NOW OR FORMERLY OF WILERKSON, ON THE NORTHEAST BY LANDS NOW OR FORMERLY OF WILLIAMS, ON THE NORTHWEST BY LANDS NOW OR FORMERLY OF QUINN, AND ON THE WEST BY LANDS NOW OR FORMERLY OF LEE. SAID LANDS BEING THE SAME CONVEYED UNTO JASON W. VAUGHN AND ANGELA MARIE VAUGHN FROM MARION L. LANCASTER BY DEED DATED AUGUST 19, 2019, AND RECORDED IN THE CLERK’S OFFICE OF THE CIRCUIT COURT OF BUCKINGHAM COUNTY IN DEED BOOK 463, AT PAGE 898 ET SEQ.
The property and improvements will be sold “as is” physical condition without warranty of any kind.
TERMS OF SALE: A non-refundable bidder’s deposit of 10% of the sale price or 10% of the original principal amount of the subject Deed of Trust, whichever is lower, by cashier or certified check required at the time of sale except for the party secured by the Deed of Trust. Risk of loss on purchaser from date and time of auction. Balance of the purchase price must be paid by cashier’s check within 15 days from the sale date. Except for Virginia’s Grantor’s tax, all settlement costs and expenses are the purchaser’s responsibility. Taxes are prorated to the date of the sale. Purchaser is responsible for obtaining possession of the property. If the purchaser defaults, deposit may be forfeited, and property resold at the risk and cost of defaulting purchaser who shall be liable for any deficiency in the purchase price and all costs, expenses, and attorney’s fees of both sales. If Trustee does not convey title for any reason, purchaser’s sole remedy is return of deposit without interest. This sale is subject to post-sale audit of the status of the loan secured by the Deed of Trust including but not limited to determining whether prior to sale a bankruptcy was filed, a forbearance, repayment, or other agreement was entered into or the loan was reinstated or paid off: in any such event this sale shall be null and void and the purchasers sole remedy shall be return of deposit without interest.
