TRUSTEE’S SALE
312 HIGHWAY SHOP ROAD, FARMVILLE , VA 23901

THIS IS AN ATTEMPT TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE.
In execution of the Deed of Trust in the original principal amount of $54,505.05 dated November 20, 2002 and recorded as Instrument No.200203118, of the County of Prince Edward land records, the appointed Substitute Trustee will offer for sale at public auction at the main entrance of the Prince Edward County Courthouse located at 113 North Main Street, Farmville, VA 23901 on July 8, 2026 at 12:15 PM, the property described in said deed of trust, located at the above address and more particularly described as follows:
All that certain parcel of land in Hampden Magisterial District, Prince Edward County, Virginia, as more fully described in Deed Book 304, Page 666, ID#64-A-74, being known and designated as metes and bounds property.
More particularly described on the above listed deed as follows:
All that certain tract or parcel of land, situated in Hampden Magisterial District, Prince Edward County, Virginia, containing one (1) acre, more or less; it being more particularly described on a plat dated February 20, 1892, recorded in Will Book 35, Page 604; it being the identical property conveyed to Willie Williams by deed dated April 18,1892, and he having died testate as may be seen by reference to Will Book 20 Page 345, therein he devised his estate to his wife Rena Morton Williams, as she having died intestate on or about December 20, 1987, as may be seen by reference to Will Book 35, Page 602, leaving her sole heirs at law, Ida Mae Robinson, Earline Clark and Lula Coles, and the aforementioned Lula Coles having died intestate on May 6, 1990, as may be seen by the attached death certificate, leaving as her sole heirs at law Donald Coles and Vanessa Coles Reed, as may be seen by the attached affidavit.
Subject to all restrictions, rights of way, easements and other conditions contained in deed forming the chain of title to the caption property.

The property and improvements will be sold in “as is” physical condition without warranty of any kind.
TERMS OF SALE: A non-refundable bidder’s deposit of 10% of the sale price or 10% of the original principal amount of the subject Deed of Trust, whichever is lower, by cashier’s or certified check, required at time of sale except for the party secured by the Deed of Trust. Risk of loss on purchaser from date and time of auction. Balance of the purchase price must be paid by cashier’s check within 15 days from sale date. Except for Virginia Grantor’s tax, all settlement costs and expenses are purchaser’s responsibility. Taxes are pro-rated to the date of sale. Purchaser is responsible for obtaining possession of the property. If purchaser defaults, deposit may be forfeited and property resold at the risk and cost of the defaulting purchaser who shall be liable for any deficiency in the purchase price and all costs, expenses and attorney’s fees of both sales. If Trustee does not convey title for any reason, purchaser’s sole remedy is return of deposit without interest. This sale is subject to post-sale audit by the Substitute Trustee of the conduct of the auction itself as well as the status of the loan secured by the Deed of Trust, including, but not limited to, determining whether prior to sale a bankruptcy was filed, a forbearance, repayment or other agreement was entered into or the loan was reinstated or paid off; in any such event this sale shall be null and void and purchaser’s sole remedy shall be return of deposit without interest.
