TRUSTEE’S SALE OF
PROPERTY

In execution of a Deed of Trust dated November 21, 2019, in the principal amount of $87,809.20, recorded in the Clerk’s Office of the Circuit Court of Appomattox County, Virginia, of record as Instrument Number 201902050 and re-recorded as Instrument Number 202000510, Woods Rogers Vandeventer Black PLC, Substitute Trustee, will offer for sale at public auction outside the main entrance of the Appomattox County Circuit Court, 297 Court Street, Appomattox, VA 24522, on May 21, 2026 at 12:00 noon , the property described in said Deed of Trust, situate in the County of Appomattox, Virginia, and further described as follows:
All of that certain tract or parcel of real estate, together with all buildings and improvements thereon and the privileges and appurtenances thereunto appertaining, lying and being in the Stonewall Magisterial District of Appomattox County, Virginia, fronting on State Secondary Road 647, approximately 1 ½ miles North of U.S. Highway 460, containing 6.4 acres, more or less, and being designated as Lot B on a plat of survey entitled “PLAT OF 12.8 ACRES OF LAND SURVEYED AND DIVIDED FOR ALBERT D. MAXEY AND C.E. BROWN, LOCATED IN STONEWALL DISTRICT, APPOMATTOX COUNTY, VIRGINIA,” dated September 22, 1970, made by Ralph P. Hines, C.L.S, which plat is attached to and recorded along with a deed conveying said property unto Charles E. Brown and Loraine G. Brown, in the Clerk’s Office of the Circuit Court of Appomattox County, Virginia, in Deed Book 101, at page 404, to which plat reference is here made for a more particular description of the real estate hereby conveyed.
Pursuant to Section 8.9A-604 of the Virginia Code, a 2019 Clayton Manufactured Home, Serial No. CBG051498NC will be sold with the real property.
TERMS: Cash - Bidder’s deposit of ten percent (10%) of the sales price by cashier’s or certified check may be required. Balance of purchase price shall be due and payable not later than ten (10) days after sale.
