PUBLIC NOTICE

TRUSTEE’S SALE OF 705 LONGWOOD AVENUE, FARMVILLE, VA 23901. In execution of a certain Deed of Trust dated December 28, 2010, in the original principal amount of $50,000.00 recorded in the Clerk’s Office, Circuit Court for Prince Edward County, Virginia as Instrument No. 201100056. The undersigned Substitute Trustee will offer for sale at public auction in the front of the Circuit Court building for Prince Edward County, 124 North Main Street, Farmville, Virginia, or any such temporary alternative Circuit Court location designated by the Judges of the Circuit Court, on March 20, 2026, at 9:30 AM, the property described in said Deed of Trust, located at the above address, and more particularly described as follows: ALL THAT CERTAIN LOT, PIECE OR PARCEL OF LAND, SITUATE, LYING AND BEING IN THE TOWN OF FARMVILLE, PRINCE EDWARD COUNTY, VIRGINIA, LOCATED AT THE INTERSECTION OF WALNUT STREET AND CATLIN STREET, CONTAINING 0.618 ACRES, AND MORE CLEARLY SHOWN ON THAT CERTAIN PLAT MADE BY MAXEY-HINES AND ASSOCIATES, P.C., DATED FEBRUARY 26, 1996, AND ATTACHED HERETO AND MADE A PART OF THIS DEED. REFERENCE TO SAID PLAT IS HEREBY EXPRESSLY GIVEN FOR A MORE ACCURATE AND COMPLETE DESCRIPTION OF SAID PROPERTY; AND SUBJECT TO ALL VALID RESERVATIONS, RESTRICTIONS, CONDITIONS AND EASEMENTS OF RECORD IN THE CHAIN OF TITLE, IF ANY. TERMS OF SALE: ALL CASH. A bidder’s deposit of ten percent (10%) of the sale price or ten percent (10%) of the original principal balance of the subject Deed of Trust, whichever is lower, in the form of cash or certified funds payable to the Substitute Trustee must be present at the time of the sale. The balance of the purchase price will be due within fifteen (15) days of sale, otherwise Purchaser’s deposit may be forfeited to Trustee. Time is of the essence. Substitute Trustee has identified an unreleased security instrument which may be superior to the subject Deed of Trust. Substitute Trustee disclaims any implication that the Property will be sold free and clear of all liens. If the sale is set aside for any reason, the Purchaser at the sale shall be entitled to a return of the deposit paid. The Purchaser may, if provided by the terms of the Trustee’s Memorandum of Foreclosure Sale, be entitled to a $50 cancellation fee from the Substitute Trustee, but shall have no further recourse against the Mortgagor, the Mortgagee or the Mortgagee’s attorney.
